Coving is a planning method based on a geometric model that meanders the homes’ front setback line in relationship to the street. This award-winning design method gains density efficiency by increasing the minimum setbacks. Yard size is gained by freeing up land that would have gone into street length (Right-of-Way). These meanderings add character and result in varied and parklike streetscapes that benefit housing markets at all price points, without a density loss.

Multi-Family

Many multifamily developments suffer from design monotony. Our multifamily design methods reduce waste in paved surfaces and provide more greenspaces without sacrificing density. These new forms of multi-family housing combine the advantages of BayHomes but in an attached housing format.

Non Residential Planning

These same geometric planning models that benefit residential development, can be applied to all land use forms. This includes resorts and RV parks, commercial and town centers, airport design, military bases, etc.
